This is different from some other countries (UAE, Portugal, Greece, etc.) where property purchase triggers a residency benefit. In Saudi Arabia, that link only exists through a specific, high-threshold programme.
The Only Property-Linked Residency Path: Saudi Premium Residency
Saudi Arabia has a Premium Residency programme (informally called the Saudi Green Card) that includes a Real Estate Owner category. This is the only legal pathway to residency through property ownership.

What to Watch For
Some developers and agents market Saudi property with phrases like “pathway to residency” or “residency-linked investment.” This language is only accurate if:
- The property is valued at SAR 4M or above
- The property will be mortgage-free at purchase
- You meet all other Premium Residency criteria
For properties below SAR 4M — including most standard apartments and villas — there is currently no residency benefit. Do not pay a premium based on a residency promise that does not apply.
