What Is Qiddiya?

Qiddiya is an entertainment, sports, and arts city being developed 45km west of Riyadh. Backed by Saudi Arabia’s Public Investment Fund (PIF), it is one of the largest entertainment developments in the world.

Property Investment Angle

Qiddiya itself has no significant public residential sales. The investment case is indirect:

The Riyadh western corridor effect: Land and property values in western Riyadh — particularly areas along the King Fahd Road and Highway 40 toward Qiddiya — have appreciated as the project has progressed. This is where the property play actually is for most buyers.

When residential sales may come: Qiddiya is projected to house 600,000 residents when fully complete. Residential releases are likely to come in later development phases, probably post-2027.

Qiddiya is located approximately 45km west of central Riyadh, near Al Kafriyah. Travel time from central Riyadh is roughly 30–40 minutes by car. Future transit connections are planned but not yet operational.
